Tiled Roofs

Concrete & Clay Tiled Roofs

Tiles are the most common roof covering in Kent because they shed rain well, cope with frost and come in a wide choice of profiles and colours. A tiled roof is hard-wearing, and a single damaged tile can be swapped out without disturbing the rest, which keeps future repairs simple.

Steadfast re-tiles houses, bungalows, garages and extensions across Maidstone, Kent and South East London in concrete or clay. Concrete is cost-effective and versatile, while clay has a richer colour that suits older and character properties. If the existing tiles are sound, we tell you whether some can be reused.

Beneath the tiles, damaged rafters can be replaced and a breathable membrane and ventilation fitted to help keep the loft dry. We offer a free drone roof inspection to help assess the condition of your roof and identify potential issues, along with a free, no-obligation quote.

When to Call Us

Signs You Need Re-Tiling

  • Cracked or Loose Tiles

Tiles that keep cracking or sliding out of place often signal perished nail fixings or rotten battens.

  • Loft Water Stains

Marks on rafters or ceilings suggest the underlay has torn or degraded somewhere behind the roof tiles.

  • Flaking, Porous Tiles

Older concrete tiles can lose their surface and soak up rain, while clay tiles can flake after many winters of frost.

  • Patchwork Repairs

A roof patched with different tiles over the years can look untidy, and re-tiling gives one uniform finish.

Pricing

Tiled Roofing Costs

Every job is different, so we price from the inspection rather than guess over the phone. These are the things that move the figure.

FREE, No-Obligation Quotes. Your quote costs nothing and commits you to nothing, so you can make an informed decision about your property.

  1. Tile Type & Profile

Clay tiles generally cost more than concrete, and handmade or specialist profiles add further to the material cost.

  2. Roof Area & Pitch

A bigger or steeper roof needs more tiles, more battens and more labour.

  3. Hips, Valleys & Dormers

Each feature needs cutting, fixing and flashing work, which adds time to the job.

  4. Reusable Tiles & Timber Work

Reusing sound tiles can reduce material costs, while replacing rafters adds to them.

How It Works

Our Tiled Roofing Process

  1. Survey & Tile Selection

We assess the roof’s condition, and you choose a tile profile and colour before a no-obligation quote is issued.

  2. Stripping the Existing Roof

Old tiles, battens and felt are removed, with any reusable tiles set aside where that has been agreed.

  3. Timber, Membrane & Battens

Weak rafters are replaced, then membrane, ventilation and fresh battens are fixed at the spacing the chosen tile requires.

  4. Tiling & Finishing

Tiles are laid and fixed, ridges and verges secured and flashings completed, then the scaffold is struck and the site cleared.

FAQs

Tiled Roofing FAQs

Should I Choose Concrete or Clay Roof Tiles?

Concrete tiles are cost-effective and come in many profiles and colours. Clay tiles have a richer colour that suits older and character properties, and they generally cost more. We explain which suits your roof and budget when we quote.

Can My Old Roof Tiles Be Reused?

Sometimes. If the tiles are in good condition and the problem lies in the felt or battens, sound tiles can be stripped carefully and relaid, topped up with matching tiles where needed. We look at this when we assess the roof and set it out in your quote.

Is My Roof Strong Enough for Heavier Tiles?

Clay and some concrete tiles weigh more than lighter coverings, so the rafters are checked during the survey and again at strip-out. Where timbers need strengthening or replacing, we explain why and what it involves.

Can a Garage Roof Be Re-Tiled to Match the House?

Yes. Pitched garage and extension roofs are re-tiled in the same way as a main roof, and the tiles can be matched to the house where a matching tile is available.

What Should I Do If Tiles Blow Off in a Storm?

Keep clear of the area below and call us, as we offer a 24 hour call-out for emergencies. The roof is made weathertight first, then you receive a free quote for re-tiling if it is needed.
