Flat Roofs

Flat Roofing for Homes & Businesses

A flat roof has little pitch to shed rainwater and swings between summer heat and winter frost, so both the covering and the deck beneath it need to be right. Done well, a flat roof gives a watertight, low-maintenance and cost-effective cover for extensions, garages, dormers and commercial units.

Steadfast fits three main systems: torch-on felt, EPDM rubber and fibreglass (GRP). Felt is economical on large areas, rubber is one continuous, flexible sheet and fibreglass gives a hard, joint-free surface. We explain the differences plainly so you can choose the right one for your roof and budget.

We offer a FREE drone roof inspection to help assess the condition of your roof and identify potential issues, followed by a FREE, no-obligation quote. Where a roof only needs a repair rather than a new covering, we tell you that too. We work across Maidstone, Kent and South East London.

Signs You Need a New Flat Roof

  • Pooling Rainwater

Puddles that sit for days point to sagging boards or poor falls, and standing water shortens roof life.

  • Blisters or Splits

Bubbles, cracks and lifting edges let moisture under the covering, soaking the deck before a leak shows.

  • Stained Ceilings Below

Staining below a flat roof means water has found a way through, and the sooner it is traced the better.

  • An Ageing Garage Roof

On older garage and extension roofs, patching can end up costing more over time than a new covering.

Pricing

Flat Roofing Costs

Every job is different, so we price from the inspection rather than guess over the phone. These are the things that move the figure.

FREE, No-Obligation Quotes. Your quote costs nothing and commits you to nothing, so you can make an informed decision about your property.

  1. Size & Access

Larger roofs need more material and labour, and roofs that are hard to reach may need scaffolding or extra equipment.

  2. Condition of the Deck

If boards underneath have gone soft, replacing them adds to the work, though it is essential for a lasting roof.

  3. Choice of Material

Felt, EPDM rubber and fibreglass differ in material and labour, so the system you choose affects the price.

  4. Edge Details & Outlets

Rooflights, pipes, upstands against walls and extra outlets each need careful detailing that adds time.

How It Works

Our Flat Roofing Process

  1. Inspecting the Existing Roof

We assess the condition of the surface, edges and outlets to work out whether a repair or a new covering is the sensible route.

  2. Preparing the Deck

The failed covering comes off, the boards are checked, and any soft or rotten sections are replaced so the new roof has a firm base.

  3. Laying the New Covering

The chosen system is bonded to the deck, whether that is layered felt, a single EPDM membrane or a fibreglass laminate.

  4. Finishing Edges & Details

Trims, upstands and outlets are formed and sealed, and the site is cleared once the roof is finished.

FAQs

Flat Roofing FAQs

Which Flat Roof Material Is Best for My Property?

It depends on the size of the roof, how it is used and your budget. EPDM rubber suits many domestic roofs with few details, fibreglass is a good choice where the roof gets walked on, and felt remains a practical option for garages and larger areas. We recommend one once we have assessed the roof and explain why.

Can My Flat Roof Be Repaired Rather Than Replaced?

Often, yes. If the deck is sound and the damage is local, a repair can keep the roof going for longer. If the covering has failed across the roof or the boards underneath have gone soft, a new covering is the better use of your money, and we explain why.

Why Does Water Pool on My Flat Roof?

Ponding usually means the deck has sagged or the roof was laid without enough fall to the outlets. Standing water shortens the life of most coverings, so when a flat roof is renewed the falls can often be improved where the deck allows.

Is a Flat Roof Suitable for a Commercial Unit?

Yes. Felt, rubber and fibreglass all suit commercial roofs, and Steadfast works on domestic and commercial properties across Kent and South East London. The best system depends on the roof size, access and how much foot traffic it gets.

Will the Weather Affect When Flat Roof Work Goes Ahead?

Flat roof coverings need a dry deck to bond properly, so heavy rain can move a start date. If that happens, we keep you informed and agree a new date with you.
